Are there any hidden fees?

No. Our three tiers, the $250 setup fee, and the $250 lease renewal fee are the complete picture. Maintenance is passed through at actual cost with zero markup.

What if my property is vacant?

You pay no monthly management fee during vacancy. On the Standard and Peace of Mind plans, the percentage or flat fee only applies when rent is collected. We're motivated to fill your property fast.

When does the first month's rent fee apply?

The 100% first month's rent fee applies once at the start of each new tenancy — when a new tenant is placed. It covers all leasing costs: photography, marketing, screening, lease prep, and move-in coordination.

Can I switch tiers later?

Yes. If your situation changes — say your rent increases and the flat $299 becomes a better deal — we can adjust your plan at your next lease renewal.

Is there a long-term contract?

We use a standard property management agreement with clear terms. We believe in earning your business every month, not locking you into a contract you can't get out of.

Who handles maintenance, and is there a markup?

Best Bay Services, our dedicated maintenance partner, handles repairs at actual cost with $0 markup. Owners are free to use any vendor they prefer.
